재정을 통한 경기부양효과가 사라져가면서 전세계에 걸쳐 성장율 정체나 하락이 조금씩 나타나고 있는 가운데, 작년 초 연20%가까이 주택가격이 하락한 이후 최근 일부 상승세를 이어가던 런던의 주택가격이 올해 들어 처음으로 하락했다는 소식입니다.

London home sellers lowered asking prices for the first time this year in May as more properties were put on the market and tighter lending conditions restrained buying, Rightmove said.

The average house pricein the U.K. capital fell 0.4 percent from April to 420,203 pounds ($614,504), the U.K.’s biggest property website said in an e-mailed statement today. In the year, prices rose 5.7 percent. In England and Wales, they rose 0.7 percent in the month to 237,134 pounds.

“Sellers are starting to reduce their pricing expectations to court the fewer buyers who are able to proceed,” Miles Shipside, commercial director of Rightmove, said in the statement. “The rising levels of unsold stock indicate that buyers are not as willing or able to act upon their pent-up moving desires.”

Prime Minister David Cameron, who took office last week, said Britain faces its biggest economic challenges in 40 years as he seeks to reduce the budget deficitwhile sustaining the economic recovery. While a lack of supply helped home values recover last year after a slump, banks are still only granting half themortgagesthey approved at the peak of the housing boom.

Homes For Sale

House-price declines in London were led by Newham, in the east of the capital, with a drop of 6.1 percent, and the central district of Kensington and Chelsea, with a decline of 4.3 percent. In Westminster, prices fell 4.2 percent. Islington recorded the biggest gain in values, up 3.3 percent. The number of properties being put up for sale almost doubled from a year ago, Rightmove said.

Across England and Wales, prices in the North recorded the biggest decline, dropping 1.5 percent on the month, followed by the East Midlands where values fell 1.1 percent. Home values in Yorkshire and Humberside gained 3.5 percent.

From a year earlier, nationwide prices rose 4.3 percent in May, down from an annual 6 percent in April.

Bank of England Governor Mervyn Kingwarned last week that risks to the U.K.’s economic recovery have “increased somewhat.” Gross domestic product rose 0.2 percent in the first quarter, half the pace recorded in the previous three months.

런던의 주택가격하락은 런던의 동쪽 Newham지역에 의해 이루어지고 있는데 6.1%가 하락했고 켄싱턴과 첼시의 중심지는 4.3%하락했다. Westminster지역에선 4.2%하락했으며 Islington은 3.3%상승을 기록했다. Rightmove에 따르면 지난해부터 판매를 위해 나온 주택은 거의 두 배 가량 늘었다.

잉글랜드에서 웨일즈 전체에 걸쳐 북부지역의 가격이 가장 크게 하락했는데 이달에 1.5%하락했고 East Midlands의 주택가격이 1.1%하락했다. Yorkshire와 Humberside의 주택가치는 3.5%올랐다.

전년대비 영국전체의 부동산 가격은 5월에 4.3%증가했는데 지난 4월 연 6%증가추세에 비해 하락했다.

영국은행의 총재인 Mervyn King은 지난주 영국경제회복을 위한 어떤 위험이 커지고 있다고 경고한 바 있다. GDP는 지난 1분기 0.2%상승했는데 지난 4분기에 비해 성장추세가 절반가량 줄었다.
